Prior to cofounding Vista Property Group, Hymie founded Excel Property Consulting, a boutique firm offering mortgage brokerage, property management, and consulting services for private property owners.  Excel’s management platform oversees over 80 assets, including Vista’s acquisitions, and its’ Financing division has brokered over $800,000,000 in commercial mortgage loans since its’ inception in 2014.  Hymie’s extensive network of legal, brokerage, banking, advisory, and service contacts all contribute to Vista’s success as a purchaser and operator.

Before founding Excel, Hymie served for nearly ten years at a private real estate acquisition and management office as the Director of Real Estate.  His responsibilities included sourcing and closing new acquisitions, maximizing value in the existing portfolio, and more recently the divestment and 1031 exchange of over two dozen real estate assets in Manhattan and the nearby vicinity.

Prior to transitioning into Real Estate, Hymie worked in Chicago as an Investment and Trading Analyst for Citadel Investment Group, one of the largest and most successful hedge funds in the United States. He received his CFA charter in 2010 (Chartered Financial Analyst) and is a Licensed Real Estate Broker.  He earned a B.S. in Finance and Statistics and Operations Research from NYU’s Stern School of Business, Magna Cum Laude, in 2004.


Saul co-founded Vista Property Group in 2016 with Hymie Mishan to focus on building a portfolio of value-add and stable investment properties.  Developing properties for a privately held venture was the logical next step to best utilize Saul’s previous experience in all aspects of construction. Prior to cofounding Vista Property Group, Saul founded Global Sphere Construction, a construction consulting firm based in New York City. Global Sphere consulted on landmark commercial buildings, retail buildouts, and residential ground-up construction. Global Sphere has consulted on over $200M in construction work completed over the past six years.

Before founding Global Sphere Construction, Saul served as a project manager for the Lefrak Organization for over 6 years. During his tenure Saul worked on several ground-up projects including 400+ condominiums, 700+ residential rental units and 400+ room Westin Hotel in Jersey City. Saul’s responsibilities included working with architects and engineers on design, build, onsite supervision of trade contractors and completion of certificate of occupancy.

More recently Saul has been focusing on positioning the UK portfolio. The current UK portfolio consists of over 150 luxury residential flats and over 75,000 sqft of retail and office space. Over 70 residential flats will be completed over five developments will be completed during the upcoming year. Saul is also focusing on completing one of the only ground up office buildings in the West End off of New Bond St & Grosvenor St. He will be delivering one of the highest quality and specification product to the market in early 2021.


With over (32) thirty-two years of industry experience Ark Latt joined the Vista Property Group executive team with a strong Design and Construction background. Prior to joining, he held several key leadership roles in rapidly growing organizations. Most recently at WeWork where he was responsible for their U.S. self-performing Construction. During his time at Brookfield Office Properties he managed their key projects and U.S. pipeline. While at Turner Construction Company he carried both domestic U.S. and Global leadership roles, and with the U.S subsidiary of China Construction America, or Plaza Construction Company, he was key in their U.S. expansion. As Vista Property Group continues to engage larger projects and scale geographically, Ark’s institutional development and project operational experience will be applied.

Ark has been involved in over 35 Million Square feet of projects globally, including commercial office (high-rise and suburban campus), residential (high and midrise), mixed-use, healthcare, sports and aviation projects. He has also been involved in several super high-rise and iconic projects globally. Most notably the Burj Khalifa, Taipei 101, Brookfield Place, Manhattan West, and 99 Hudson street. He carries a five year architectural degree from New York Institute of Technology, is licensed in the State of New York, and actively lectures at Columbia University in Manhattan.


Jake joined Vista Property Group in 2020 and brings over eight years of experience in design, construction and development services across the commercial, residential, mixed use and infrastructure sectors. Prior to joining Vista, he held multiple roles where he managed projects from inception to completion. Most recently at R2 Companies, he managed capital improvement projects in Chicago, Milwaukee and Minneapolis. At JLL he managed projects across an international portfolio for a major financial services client and contributed to the development and management of a capital plan in excess of $500M annually.

Jake graduated from the University of Iowa with a degree in Civil Engineering. He is an active member of the U.S. Green Building Council as a LEED Green Associate and the American Society of Civil Engineers.

As part of Vista’s Asset Management Division, Jake is responsible for Value Add Project Implementation, Asset Management, and General Construction Oversight.
